The Aledo Real Estate Market in May 2016

I compiled data of the real estate market for Aledo ISD in May 2016. We saw a the number of homes closed and the average sales price increase this year compared to May 2015. The average sales price increased by 13%. However the average price per square foot has increased 5% since last year. The homes that sold this May have a higher square footage average (2,996 sf) than the homes last May (2,719 sf).

New Listings: 86 (Up +39% from last year)
Sold Listings: 60 (Up +28% from last year)
Average Sales Price: $379,281 (Up +13% from last year)
Days on the Market: 66 (Same as last year)
Percentage of List Price: 98% (Down -0.8% from last year)[/pullquote]

The average days on the market is 66. However 50% of the homes that sold in May did so in 30 days or less. In addition 43% of those homes that didn’t last 30 days sold for full list price or more. A quick overall breakdown looks like this 60 homes sold total. 30 homes sold in less than 30 days. 13 of those 30 sold 100% or more of asking price.
