The much anticipated development of Walsh Ranch is finally in the near future for west Fort Worth. Walsh Ranch is located on I-30 about 12 minutes from Downtown Fort Worth. A grand opening date of Spring 2017 has been tentatively set. At which time approximately 40 homes will be completed. The 7,200 acre ranch will eventually have about 15,000 homes along with commercial development over the next 50 years. The amount of land in Walsh Ranch is comparable in size to Bedford, Texas.

Phase 1 of the Walsh Ranch is expected to break ground October 2016. It will have between 540-580 production lots with 40 custom lot available. Lot sizes range from 60′ to 80′ with a few 100′ frontages by 130′-160′ deep. Some premium lots have Downtown Fort Worth views. Developers have taken the topography of the land into consideration with regard to lot placement and layout of the subdivision. This means that there will be a variety of street types like alleyways, rear entry driveways, and walking trails that take advantage of natural land forms including streams and existing trees within Walsh Ranch.
Architectural design will mimic homes in Fort Worth’s historic neighborhoods such as Monticello, Park Hill, and Berkeley Place with various styles including Mediterranean, Tudor Revival, Colonial, Craftsman, and Eclectic. The architecture will need lot approval for placement to keep the styles varied throughout the community and avoid looking too similar on any given street. There will be pattern books available with banding by lot size to ensure homes aren’t overbuilt for certain lots. Smaller homes are expected to begin in the mid $300’s with an average sales price in the $500’s.
The plan for commercial development is estimated to begin in 5 years once the community has enough residents to support the local businesses. Cook Children’s is building medical offices on the North side of I-30 just East of Walsh Ranch Parkway. The community is set up with 800 acres of open space that will allow for walking trails and pathways to retail, restaurant, and night life within the community.
Walsh Ranch has a tree farm that was planted in 2004 with 16,000 trees that will be used throughout the common areas and at the homes. Walsh is aiming to be one of top technologically advanced community in the nation. There are no plans for multi-family housing, but there is some consideration of lofts above the commercial spaces being a possibility in the future.
Aledo ISD’s 5th elementary school will be built on Walsh Ranch. It will be completed by August 2017 to welcome students for the 2017-2018 school year. Plans are being finalized, but it is expected to be a split level school keeping with the vision that structures are built to work with the topography of the land. There is discussion about incorporating STEM (Science Technology Engineering Math) components on the campus. Are there plans for a senior community? What is the time frame for this?
He did mention an active adult community was a possibility, but it is not planned for phase 1.
When will phase 2 begin and will the lot sizes be bigger for phase 2?
Phase 2 plans will be submitted to the city in the next couple of weeks. They have not released any details regarding lot sizes for that phase yet.
Do you know who the builders will be for the first round of homes that break ground?
They have not released the names of the builders yet. The developer did say that there are 5 local builders for the 40 custom lots but wouldn’t release their names either. Once I get that information, I will post it on the blog as well as my Facebook/Twitter.
