The Aledo Real Estate Market in April 2016
I compiled data of the real estate market for Aledo ISD in April 2016. Statistically the average sales price was 6% lower in 2016 than 2015. However the price per square foot between the years is nearly identical – $119.09 in 2015 verses $118.52 in 2016. While the price per square foot was almost the same, the average days on the market saw a huge decrease with homes selling 29% faster this year over 2015.

New Listings: 81 (Up +13% from last year)
Sold Listings: 46 (Up +5% from last year)
Average Sales Price: $357,406 (Down -6% from last year)
Days on the Market: 80 (Down -29% from last year)
Percentage of List Price: 98% (Up +1% from last year)[/pullquote]
Homes are still selling quickly despite the average data for days on the market being 80 days. Of the 46 homes that sold in April, 20 sold in less than 30 days. That’s over 40% of active listings selling in less than a month.
