I have complied a list of the Top 10 Hottest Neighborhoods in Aledo ISD based on the MLS information on homes sold last year. I took a weighted score of the average days on the market, the number of homes sold in the neighborhood, and the percentage of list price received to determine which neighborhoods are the hottest in Aledo ISD. The figures in each neighborhood description are averages for all the sold homes in that particular neighborhood in 2015.
1. McDavid Springs
McDavid Springs is on FM 5 near Stuard Elementary. The average days on the market for a home in McDavid Springs is 9 – that’s 68 days faster than the average for Aledo ISD. Homes are selling for an average price of $458,071. Homes in McDavid Springs are on 1 acre+ lots.
2. Meadow Park
Right across FM 5 from McDavid Springs is the 2nd hottest neighborhood Meadow Park. Stuard Elementary is walkable to those who live in Meadow Park. Homes are selling at an average of 19 days on the market at 99.3% of asking price. The average sales price of a home is $257,288. Homes in Meadow Park are on a half acre lots.
3. Willow Park Village
Conveniently located off I-20, Willow Park Village is the 3rd hottest neighborhood in Aledo ISD. With an average of only 28 days on the market, you could sell your home before the month ends at an average sales price of $222,574.
4. Stage Coach Estates
Stage Coach Estates in Willow Park is on the north side of I-20. Homes have been selling for an average price of $183,850. The days on the market average is 24 – just 3 weeks and 3 days for a sales price that averages 98.7% of list price.
5. Deer Creek Estates
Deer Creek had the most homes sold of any neighborhood in Aledo ISD when you combine all of the phases of Deer Creek into a single neighborhood evaluation. The average sales price of a home in Deer Creek is $322,523 which is 98% of the list price. The time on the market is a little over a month with 40 days being the average. Lot sizes in Deer Creek are slightly more than a half acres and above.
6. Howards Crossing
Howards Crossing is off FM 5 across from McAnally Intermediate. The average sales price of a home in Howards Crossing is $214,869. On average homes have only been on the market for 39 days. Sellers are getting an average of 98.1% of their list price.
7. Stone Creek Farms
Stone Creek Farms is a gated community off FM 5 near I-20. The average sales price for a home in Stone Creek Farms is $624,286. Even though it’s the highest average sales price to make an appearance on this list, the days on the market for a home in Stone Creek Farms is only 46 days. A home with a higher price point has still been selling quickly in Aledo ISD. Homes in Stone Creek Farms are on 1 acre+ lots.
8. Covered Bridge Canyon
Covered Bridge Canyon is technically Fort Worth but in Aledo ISD. The neighborhood is at a similar price point to homes in #7 Stone Creek Farms. Both neighborhoods have an average of 46 days on the market. The average sales price in Covered Bridge Canyon is $582,429 with sales prices being 98.3% of list price. Homes in Covered Bridge Canyon are on 1 acre+ lots.
9. Parks of Aledo
Parks of Aledo is a development off 1187 near Aledo High School. New homes in Parks of Aledo are being built by Clarity Homes, Village Homes, and American Life Homes. The average sales price is $392,170 with an average of 66 days on the market. Sellers are getting an average of 98.9% of their list price in Parks of Aledo.
10. Hunters Glen
Hunters Glen is near #3 Willow Park Village off Bankhead Highway in Willow Park. New homes in Hunters Glen were built by Certus Homes, Kenmark Homes, and Stockon 5 Construction. The average sales price is $231,539. Hunters Glen had an average of 100% of their list price. This is mainly due to semi-custom construction decision by buyers that increase sales price to more than the original list price.
